Standard Inclusions in Most Commercial Cleaning Contracts
- Vacuuming: All carpeted areas, including under desks and in corners
- Hard floor mopping: Tile, vinyl, hardwood — swept and mopped
- Trash removal: All bins emptied and relined with new bags
- Restroom cleaning: Toilets, sinks, mirrors, floors scrubbed and disinfected; consumables restocked
- Kitchen/breakroom: Counters, sink, microwave exterior, stovetop if applicable
- Surface dusting: Desks, shelves, window ledges, and common surfaces
- Glass and mirrors: Interior glass, glass partitions, storefront glass
- Lobby and reception: Chairs, tables, and floor cleaned
Common Add-Ons (Usually Priced Separately)
- Carpet steam cleaning or extraction
- Floor stripping, waxing, and buffing
- Exterior window washing
- High dusting (ceiling fans, vents, top of shelving)
- Post-construction cleanup
- Event cleanup before or after
- Supply restocking (paper towels, hand soap, toilet paper) as a consumables package
What to Ask Your Provider
When reviewing a quote, ask the provider to walk you through every task they will and won't perform. Request a written scope-of-work document rather than a verbal agreement. This protects you if quality ever falls short and gives you a clear basis for evaluating their performance.
Customization Is Standard
Good commercial cleaning companies will tailor their services to your space. If you have a server room that should never be entered, a conference room used only once a week, or a kitchen with specific equipment, tell your provider. A well-structured contract should reflect your actual needs.
