Choosing a commercial cleaning company is a business relationship you'll likely live with for a year or more. A few good questions during the evaluation process can save you months of frustration.
The Ten Questions
1. How long have you been in business, and do you have references from similar businesses?
Longevity and relevant experience matter. A company that has cleaned medical offices for years is a different proposition than one that launched last year with residential experience.
2. Are your employees background-checked?
Cleaning crews work in your building, often outside business hours. Background checks for all staff should be non-negotiable.
3. Are you bonded and insured?
Ask for a current certificate of insurance including general liability and workers' compensation. If something breaks or an employee is injured on your premises, you need to know you're protected.
4. What cleaning products and equipment do you use?
Product choices tell you a lot about a company's standards. Ask specifically about their disinfectants, floor machines, and vacuum filters (HEPA filters matter for air quality).
5. Who will actually clean my building?
Some companies send sales staff to quote, then hand off to subcontractors. Know who's actually doing the work and whether they're W-2 employees or independent contractors.
6. What happens if I'm not satisfied with a clean?
Ask about their complaint resolution process. How quickly will they respond? What's their re-clean policy?
7. Do you provide a written scope of work?
Any provider unwilling to put the details in writing is a red flag. You need a documented task list to hold them accountable.
8. What are your contract terms and cancellation policy?
Understand the commitment length, auto-renewal terms, and what it costs to leave early.
9. Do you have specific experience with my industry?
Medical, food-service, fitness, and childcare all have unique requirements. Industry-specific experience is important.
10. How do you train and supervise your staff?
Training protocols, supervision systems, and quality checks tell you whether their standards will hold up over time.
